There are several things to look for with South Florida Bank Owned Properties, it's not like buying a regular home from a seller in the retail real estate market. Buying a REO property is a little different, you have to remember that this property has gone through the foreclosure process. Most Bank Owned Properties have not received maintenance in a while, some where abandoned and some victims of criminal mischief. This does not mean that buying a Bank Owned property is a hazard, just that you have to pay a little closer attention, and make sure you inspect the property with a professional home inspection company. After all, this is one of the reason you are getting a good deal on a REO property. When looking at Bank Owned Properties you will have to over look their appearance and look at the structure more than anything, remember homes that are occupied by their owners are normally well kept, clean, and sometimes staged by professionals. Staging a home is almost like a 'smoke and mirrors' effect for buyers, it makes the house appear very appealing while hiding their defects, this can cost you in the long run. Even though most of these Bank Properties are not staged, or even look the prettiest, they might be the best investment you could buy. Most home buyers, when they buy a home, they will paint, arrange their furniture and do other upgrades to personalized the home. You have to look at these South Florida Bank Owned properties and try to imagine how they will look after you have had to touch on it. Appliances are another issue to be concerned with. I would budget to buy all new appliances. Most people when in foreclosure don't maintain the appliances as they should be kept. New appliances are not that expensive, and will give your new home a more personal feel. The most important thing when buying South Florida Bank Owned Properties is to always make sure you inspect the property. If the bank does not allow an inspection contingency, then inspect prior to submitting your offer to purchase the REO property. |
